Structural integrity restored to Victorian house

A three storey, end of terrace, Victorian property in north London was suffering from cracking in the ground and first floor walls and ceilings in both the main building and a two storey rear addition. With the first floor joists in the addition running parallel to the main house there was a lack of lateral restraint and the two storey section was moving away.

This had resulted in cracking to ground and first floor ceilings and, in the bathroom, at the junctions with the party wall and the rear and side elevations. In the main building there were cracks in the rear wall over internal and external openings at ground and first floor level and in the ground floor rear room gable wall. Movement was not considered to be ongoing but was to be monitored.

The Helifix solution

Helifix designed a repair programme, using a combination of its special purpose products and concealed installation techniques, that secured the masonry and restored structural integrity.

  • On the rear elevation of main building pairs of HeliBars were bonded into the mortar beds, at two levels above ground and first floor windows, and returned a minimum of 300mm into the addition wall. DryFix remedial ties were installed vertically through the soldier course brickwork to fully secure the lintels. Internal crack stitching was undertaken beneath the windows.
  • At the rear of the addition 1m long HD BowTies were installed at ground and first floor ceiling levels. These were inserted through clearance holes, located between two rows of twin HeliBars bonded into the wall, and driven through the first two parallel joists before being bonded into the brickwork.
  • Fully grouted 800mm long CemTies were installed over the full height of the two storey rear elevation into both the side elevation and the party wall. Vertical DryFix ties were used to secure the first floor lintel.
