Rapid, concealed structural stabilisation with insurance-backed guarantees

Early 19th century offices and munitions stores built for the Royal Ordnance, Berkeley Homes converted these 2-3 storey listed buildings into high value residential properties.

Defects

Being built on alluvial deposits with gravel outcrops had caused:

  • Uneven settlement
  • Distortion of the lintels
  • Cracking to the 325mm-450mm thick walls
  • Separation of internal party walls from the external walls

Requirements

  • To fully stabilise the structures
  • Repairs to be fully concealed
  • English Heritage insisted none of the stone finishes or features could be disturbed
  • A structural guarantee was needed to run alongside that of NHBC offered by Berkeley

Helifix Solution

A seminar, requested by Berkeley, was given to English Heritage to demonstrate the unobtrusive and non-disruptive nature of the Helibeam System. In a phased two year project, our Approved Installer installed several thousand metres of stainless steel HeliBars into mortar beds above and below affected windows. Masonry beams were created at low level to reinforce the masonry, to redistribute the loads evenly across the structures and assist the foundations. General cracks were stabilised with concealed HeliBars and separated walls were reconnected with grouted CemTies.

Benefits

A cost-effective, high quality and sympathetic stabilisation, provided by rapid, non-disruptive installation, gave a major benefit to the main contractor's conversion programme and a 10 year insurance backed warranty was issued.
