200 years old stone cottage suffering subsidence

This 200 year old stone cottage had suffered historic subsidence, caused by a lack of foundations and the excavation of a cellar at the rear, resulting in major structural faults.

Defects

  • Serious masonry cracking to front, rear, side and gable elevations.
  • Separation of internal and external walls

Helifix Solution

  • Structural integrity needed to be fully restored as part of a total refurbishment and conversion into offices. A full survey and designed repair was undertaken by Helifix engineers.
  • After careful removal of mortar from between the irregular stonework, the Helibeam System was installed at five levels around the total exterior of the building and at two extra levels on the gables.
  • The bonded HeliBars formed masonry beams that secured the external elevations, stitched cracks, reinforced the masonry and distributed the structural loads.
  • Grouted CemTies were installed through the side elevation to tie together the internal and external walls. Crack Stitching was carried out between the Helibeams to secure the damaged stonework.
